Project 09’N, 90VYK P1: Why
In Q2 of 2015 – 16, an asset & wealth review has been conducted by MASP Consulting for the clients and a comprehensive Asset Management Plan (AMP) has been created.
According to the review
- 98% of assets are concentrated in non-local cities and no asset portfolio in Bengaluru where all the stakeholders will continue to reside.
- Assets vs Wealth distribution is heavily tilted to the left with little room for cashflow improvements and contingencies.
Later in Q3 of FY 2015-16 a Comprehensive Development Plan (CDP 2022) was developed and it was noted that the stakeholders demographics comprise of individuals with varying preferences and lifestyle choices.
Subsequently MASP developed the below models as part of work towards CDP 2022
- 10 non-negotiable needs
- 5 Transformation Areas
- 10 Growth Sectors & Strategies
- 10 Measurable Parameters
- 10 Development Plans

To deal with unplanned contingencies as well as to create a healthier and comfortable living environment, it is suggested that a customized multi-unit residential property must be constructed. (with the guidelines described in the Wealth Management Plan)
- The retired individuals must be able to lead life peacefully without the hassle of day-to-day chores.
- The working individuals should be able to better deal with any uncertain future contingencies.
As part of the ERP suggestions, the stakeholders agreed to first procure a land and construct a residential property with two or more units where the stakeholders can create and continue to live in a healthier and comfortable environment.
The idea was to build the house for the next three decades but not based on the patterns of the past three decades.
The property shall be in compliance with the below 10 directives.
- Offgrid
- Healthier & Sustainable
- Filtering any Pollution
- Accessible
- Flexible
- Maintenance Free
- Private, Safe & Secure
- Connected
- Minimalist & Less Artistic
- Able to Create Harmony
Based on the above described directives, it is deducted that the structure
- must be created with a living space for plants and small trees that can offer food and filter pollution. (dir. 1,2,3,10)
- must also be far from direct noise and dust pollution. (dir. 2,3,6,7,10)
- must be easily reachable both physically and digitally esp., to reach a
- major highway as well as city core (dir. 4,7,8)
- should have safe movable (walking) space within the vicinity (dir. 2,4,5,7)
- should be simple, easy to maintain and not for pomp (dir. 2,3,9)
Criteria
Based on above deductions, the ideal location and the ideal required site/land area have been finalized for various parameters.
The below cities in India were originally considered for this facility, based on existing assets, lifestyles, preferences and future plans of the occupants.
- Visakhapatnam (Andhra Pradesh)
- Hyderabad (Telangana)
- Bangalore (Karnataka)
The city of Bangalore is selected despite challenging infrastructure – due to pleasant climate, the laid back & friendly nature of people, the technology orientedness of citizen services etc.,
